Abraham and Luis worked 9 days on the house, took their time, and did a terrific job. Seems like 7 of the days where spent prepping the house (taping, scraping, sanding, priming). Did put multiple coats on everything. We messed up our stucco color, and they were happy to change it for us. Abraham went out of his way to fix damaged wood. Of all the estimates, they were somewhere in the middle -- best choice I ever made. |

Work Completed Date: August 28, 2010 Approximate Cost: $4,250.00 They painted the exterior of our house; trim stucco, siding, and windo awnings. They did an excellent job! They even removed and repaired the exterior garage entry door that was showing signs of dry rot near the bottoem. They did this at no additional charge! We have many plantings around our foundation; shrubs, flowers, and trellises that were attached to the stucco walls. They carefully removed and supported the trellises, as well as protectively wrapping the other plantings. My wife is very "picky" and focuses on details. We walked around the house at the beginning of each day to check the progress of the job and check for any corrections, adjustments, or additional work that needed to be done. All of our questions were answered and concerns addressed. All this was done in the scortching valley heat of 100-108 degrees! Mr. Lee and his crew made my wife very happy with the painting job, which makes me very happy. |

| ALHAMBRA CA 91802 Painting - Exterior Work Completed Date: August 20, 2010 Approximate Cost: $4,500.00 Home Build Year: 1930 House, garage, and pool area dressing rooms pressure-washed, cracks filled, warped trim and loose plaster replaced, awnings sanded, old gutters removed and halled away, then house, garage, awnings,dressing rooms, as well as wrought iron porch railing primed and freshly painted with new trim. The work done was excellent! Everyone involved from the company owner, Mr. James Lee to his painters, Song were great to deal with and their suggestions and explanation of things were very helpful and thorough. This is the first home improvement company that I've ever dealt with that didn't ask for at least some money down for supplies, etc. Mr. Lee said to just to pay in full when the work was completed (and because of the very weather-beaten condition of the stucco, woodwork, and metalwork that they had to deal with, as well as the size of the house and garage it was a 5-day job). They made a very worn-out looking old house look like new for a very reasonable price (of the 3 bids taken, theirs was in the middle - the low was $3,600 and the high was unbelievably $25,000 for the same job) and for that I extremely grateful. |

Mr. Lee's crew prepped and painted the new drywall, covered the floor so not a drop fell on it. Which was extremely important to us. They also painted the exterior of the garage and a new side door. Member Comments: This was probably the most professional painting company we've ever dealt with. Mr. Lee was extremely thorough in telling us what to expect and all our expectations were met. The crew was prompt, careful, and clean. And the work was very, very good. |

My initial call was returned very quickly. The estimate was very reasonable and my concerns about old and cracked wood areas were thoroughly addressed. We were shown many their work on other houses. Mr. Lee also provided an extensive list of addresses of previous customers. We also were shown their careful preparation work on other houses. The team was quite fast and efficient even when the trim needed extra coats since the new color was so different. They did a first class job. |

Member Comments: James was very timely in meeting to give the bid. His 3 painters showed up exactly as planned on the 4 days of the job. Scott, Lee and Dee did an excellent job of painting the walls and woodwork of a large condo, and in removing wallpaper from 2 bathrooms prior to painting. I thought the cost was fair for the quality of the work done and the excellent clean-up. The painters took it upon themselves to paint the ceilings in the 2 of the bathrooms and in the kitchen because they looked "dirty" next to the new paint and did so without extra charge. I was completely satisfied. |

| Gibson Place SAUGUS CA 91350 Painting - Exterior Approximate Cost $3,850.00 Painting of exterior of 1600 sq ft one story house. Replaced damaged boards, scraped off old cracking and peeling paint, power washed exterior walls, primed needed areas, even painted our gate and basketball backboard. EXCEPTIONAL SERVICE!!! James Lee came out within a few days of making the call for an estimate. He was very friendly, detailed and described everything that would be done to repaint the house and ensure the work was done well. They began about a week after he came for the estimate. Immediately they were scraping the old cracked and peeled paint off. Every day we could see an incredible difference in the amount of work that was done on the house. The estimate was 7 days of work which they completed in 4 days and with careful detailed work (not sloppy) done. Meeting and talking with the crew that he sent, you can tell that they ALL take pride in the quality of work that they perform. They were not in a rush to get it done quickly, they would take all the necessary steps to carefully ensure the paint would stay on the house and not peel off. Whenever we would see them they would describe what they did for the day and ask how we liked it and what we thought. You could tell that they wanted to ensure that we were happy with the quality of the work that they were doing. They did an exceptional job of moving items, protecting plants and covering all the windows to ensure paint did not end up on areas that it did not belong. This is the very first contract company that I can say they actually did a better job than what we would have done ourselves. Many times people hire contractors because they don't have the time and energy to do all the work, but they are not 100% satisfied with the work. For us, we were ecstatic with the work that they did and are absolutely 100% satisfied with the quality. Even today, weeks later, I still look at the paint job that they did with admiration and pride on how beautiful our house looks with the quality paint job that they performed. His crew was exceptionally considerate when it came to my young children. Whenever we would walk by areas that they would work, they would completely move items out of the way so that we would not trip over them. They even did nice touches, but asked first to see if we wanted items like the backboard of our basketball hoop repainted too. The day before trash day, I was so nicely surprised when I went out to move the trash cans that they had already put them on the curb for us. They have been the friendliest, most considerate, most detailed contract company I have ever worked with. I will absolutely use them again when I need them including for the interior of the house. |

He also did all the trim, shutters, doors, and gutters. Mr James Lee is a total professional, his work is excellent ! And his price is very reasonable. He and his men were very careful, they protected our plants and hardware on the house and doors. And they cleaned up every night before leaving. They were very friendly and easy to have around for over a week. Eveything from beginning to end was great. It was a good experience. Impressive preparation, including plaster/stucco repair. Great care was taken to protect plants,shubbery and patio furniture from any paint damage. Project manager Song was especially responsive to our questions and very helpful in aiding us to identify the exact color we were seeking. Everything was completed in a very professional, faultless manner. Company owner James provided a comprehensive, fair estimate with information about what the painting process would include, from preparation to completion. Monday Project Manager Song and his assistant Esteban arrived promptly, ready and prepared to work and continued to do so the entire week. Both maintained a high degree of responsibility and professionalism and carefully cleaned up the work areas at the end of each day. Preparation was so complete a neighbor commented on the thoroughness of it. Mr. Song was very impressive in his attention to detail and suggestions for improving the appearance of the house. His work, attitude, professionalism, reliability were all excellent. |

VETERAN AVENUE LOS ANGELES CA 90064 Painting - Interior Work Completed Date: April 20, 2010 Approximate Cost: $4,950.00 Home Build Year: 1940 I hired House Painting Inc. to paint all but 2 rooms in my 1200 sq ft, 3 bedroom 1 bathroom house. There was alot of prep work to do since some areas had not been painted in about 15 years and the house is older (built in 1940). The two painters did a very thorough job sanding, scraping, patching and cleaning surfaces. They forgot to mask off a few areas before sanding but overall were very careful. They did 2 coats of paint - brushing, rolling and spraying where necessary. The kitchen cabinet doors had already been removed so it made sense to set them up in the back yard and spray them. My plan called for four different colors and 3 different sheens so I was concerned that they would have a difficult time figuring out the color scheme but they had no problem keeping it all straight. They wanted to use oil based paint on the trim because they felt they would get a smoother finish but they went along with my request to only use No-VOC paint from Benjamin Moore. This was an added cost since it was not one of the brands from their list but it was worth it to me. When the job was done, no paint fumes!! Overall I am very satisfied with the quality of their painting and with the clean-up and I would recommend them. Member Comments: See Above |

N GLENROY AVE LOS ANGELES CA 90049 Plastering Siding Wallpaper Removal Pressure Washing Stucco Painting - Exterior Painting – Interior May 28, 2010 Approximate Cost: $7,400.00 Home Build Year: 1951 Our ranch style house was built in the early '50's and is 3,000 square feet. It is stucco with wood siding and brick in the front. The house was patched where needed, pressure washed and the exterior was painted. We also had 3 sets of French doors painted on the exterior. In the interior...the entry, living room and one of the bathrooms was painted. We had 2 sets of French doors painted as well. There are painters and there are craftsmen who paint. James Lee and his crew are the craftsmen who paint. My husband and I are thrilled with the results of our job. We have lived in our house for 24 years, had it painted several times since, and this is undoubtedly the best that it has ever looked. James told me that our house would be the best looking on the street and he was right. The care with which his painters treated our house, its surroundings and our belongings was exceptional. The exterior crew was very thorough…each plant surrounding the house was individually wrapped to for protection. The guys dug a small trench around the house to make sure that the paint went below the level of the dirt. They took the old cracked paint down to the bare wood and stucco in places. Their patching was meticulous and they didn’t miss a thing. Many years ago, we had updated the electrical box on the side of the house and the old electric meter had been removed from inside its metal frame. This left the large concave metal frame that was inset into the stucco wall, which was an eyesore. Previous painters had just painted around the problem, but not James’ crew. The old frame was removed from inside the wall, the large hole was patched and the stucco repaired so that now, you cannot tell that there was ever anything there. There were a couple of bricks near the driveway that had been knocked loose and when I came home one day they had been repaired. The attention to detail is very much appreciated…this company knows how to please their clients. When the exterior work was finished and it was time to switch to painting the interior, I was sorry to see the outside crew leave. The next workday, the interior crew arrived on time and immediately proceeded to take great care in moving our items, covering and masking everything. They were just as nice and professional as the exterior crew. Like the exterior crew, they took the time to unscrew and remove everything from the walls…(unlike most painters that we’ve experienced, who tend to paint around them). Late one afternoon after painting one wall in the living room, we realized that the color was wrong. The guys didn’t think a thing of it, stopped painting the walls, finished up with some other work and came back the next day with the new paint selection. Everything was done cheerfully and exactly as we wanted. Our house looks great…inside and out!! James is a real professional and his estimate was reasonable. His crews were professional, polite and cleaned up after each workday. My husband and I are so happy that we’ve finally found a really excellent painting contractor. James definitely has another customer for life and we have already begun recommending him to our friends. I only have good things to say about our experience with House Painting Inc. |

Ardmore Ave LOS ANGELES CA 90004 Painting - Exterior Work Completed Date: May 24, 2010 Approximate Cost: $3,000.00 This is a Craftsman house on two levels and includes approximately sixty (!) windows. The siding on the house was in good shape; but all of the trim needed to be re-painted in addition to a tall stucco covered chimney. Some of the wood was quite damaged and required considerable prep and repair in the way of puttying and filling. Member Comments: Mr. Lee came out to do the estimate the same day I called. I appreciated that he immediately handed me paperwork that showed his license, insurance, and workman's comp. He also included a list of work his company had performed . Within three days, I received a formal proposal by email and he was able to start the work two days later. The "crew" consisted of two painters who work independently in a very organized manner. Once all the prep was done, which took two days, Mr. Choi took on the windows while Jorge worked on larger areas such as the fascia, rafters, chimney etc. The two men are very focused, especially Mr. Choi who brings a zen-like concentration to the fine detailed work necessary on the windows. I can say that he put the same concentration into the sixtieth window as he did on the first. The painters clean up the entire area after work each day and pay special attention to taking care of any flowers/plants in the work space. I was extremely pleased with the work they did and will not hesitate to call them again for the next painting job. |
